First Home Buyers Perth

Your First Home Loan, Made Straightforward

Buying Your First Home in Australia

Buying your first home is one of the biggest financial steps you will ever take, and it helps to have someone in your corner who knows the process inside out. At Mprove Finance, we work with first home buyers across Perth, Iluka, Mount Lawley, Subiaco, Joondalup, and right across Australia to help them understand their home loan options and feel confident about the decisions they are making.

Getting Your First Home Buyer Budget Right

Before you start looking at properties, it is worth getting a clear picture of what you can realistically afford. Your first home buyer budget needs to account for more than just the purchase price. You will also need to factor in stamp duty (or any stamp duty concessions you may be eligible for), legal fees, building and pest inspections, and moving costs. At Mprove Finance, we help first home buyers map out these costs early so there are no surprises down the track.

First Home Buyer Grants and Stamp Duty Concessions

Depending on where you are buying, you may be eligible for first home buyer grants and stamp duty concessions that can make a real difference to your upfront costs. In Western Australia, eligible first home buyers can access a $10,000 First Home Owner Grant (FHOG) for new builds valued up to $750,000 south of the 26th parallel, and up to $1,000,000 north of it. The First Home Owner Rate also provides a full duty exemption on homes up to $430,000, phasing out to $530,000, with further concessions available up to $700,000 in the Perth Metropolitan and Peel regions for transactions from 21 March 2025.

First home buyer eligibility criteria apply to all grants and concessions, and the rules vary by state and territory. For example, Queensland offers a $15,000 grant for new homes under $750,000 for contracts signed from 1 July 2026, while the Northern Territory offers a HomeGrown Territory Grant of $50,000 for new homes on contracts signed by 30 September 2027. The ACT has replaced its grant with the Home Buyer Concession Scheme, which from 1 July 2026 provides eligible buyers with a full exemption from conveyance duty regardless of property value. The team at Mprove Finance can help you understand what applies in your state.

Low Deposit Options and the 5% Deposit Scheme

One of the most common concerns for first home buyers is saving a large enough deposit. The good news is that there are low deposit options available. The Australian Government 5% Deposit Scheme, operative from 1 October 2025, allows eligible first home buyers to purchase a home with just a 5% deposit. Under this scheme, Housing Australia guarantees the difference between the deposit and 20% of the property value, which means you do not need to pay Lenders Mortgage Insurance (LMI). There are no income caps and no annual place limits, and applications are made through a panel of 31 participating lenders.

For eligible single parents or legal guardians, the deposit requirement is as low as 2%. Property price caps apply and vary by location, with Sydney capped at $1,500,000, Melbourne at $950,000, and Brisbane at $1,000,000.

The Help to Buy scheme, operative from 5 December 2025, is another option worth knowing about. The Australian Government contributes up to 40% of the purchase price for a new home and up to 30% for an existing home in exchange for an equity stake. A minimum 2% deposit is required, and income limits of $100,000 for individuals and $160,000 for joint applicants apply. Western Australia joined the scheme in early 2026. Note that Help to Buy cannot be combined with the 5% Deposit Scheme.

The First Home Super Saver Scheme is another federal initiative that allows eligible buyers to save money for a deposit inside their superannuation fund, potentially benefiting from the tax advantages that come with it. Mprove Finance can explain how this might fit into your overall savings plan.

Understanding Your Home Loan Options

Choosing the right home loan is just as important as finding the right property. As a first home buyer, you will need to decide between a variable interest rate, which moves with the market, and a fixed interest rate, which locks in your repayments for a set period. Some lenders also offer split loans that combine both. You will also want to consider features like an offset account, which can reduce the interest you pay over time, and redraw, which lets you access any extra repayments you have made.

Interest rate discounts are often available depending on your loan size, deposit, and lender, and Mprove Finance compares options across a wide panel of lenders to help you find a loan that suits your situation. We assist with the first home loan application from start to finish, including helping you obtain pre-approval so you can make offers with confidence.

First Home Buyer Checklist

A solid first home buyer checklist typically covers confirming your first home buyer eligibility for available grants and schemes, understanding your borrowing capacity, sorting your deposit, getting pre-approval, and budgeting for all purchase costs. Mprove Finance works through each of these steps with you so nothing gets missed. Whether you are looking at a new build, an established home, or a house and land package, we are here to help you move forward with clarity and confidence.

Aine is incredible. She went into bat with me to ensure the lender was understanding my complex pay structure. She went above and beyond, as initially they were not assessing my income appropriately. Her knowledge, care and relentless effort was amazing, she ensured I ended up with the best possible deal. Her follow up and attention to detail was amazing. Would recommend her to anyone needing support with their banking

Frequently Asked Questions

Do I need to be based in Perth to use Mprove Finance?

Not at all. While Mprove Finance is proudly based in Perth and serves clients across the greater Perth area, we also work with clients right across Australia. Thanks to phone, email, and video conferencing, we can provide the same high level of service whether you are in Fremantle, Brisbane, Melbourne, or anywhere else in the country. Distance is not a barrier to getting quality support with your finance needs. If you prefer to meet in person and you are local to Perth, we are happy to arrange that too. We want the experience to work for you, regardless of where you are located.

How do I get started with Mprove Finance?

Getting started is very straightforward. You can reach out to us by phone, email, or through our website to book an initial consultation. This first conversation is all about understanding your situation, what you are hoping to achieve, and answering any questions you might have. There is no pressure and no obligation involved in having that initial chat. From there, if you decide you would like to move forward, we will outline the next steps and what we will need from you to get the process underway. Whether you are just starting to think about your options or you are ready to move quickly, Mprove Finance is here to help you take that next step with confidence.

How is Mprove Finance paid for its services?

In most cases, Mprove Finance is paid a commission by the lender once your loan settles. This means you typically do not pay us directly for our broking services. We are required by law to be transparent about how we are paid, and we will always disclose any commissions or fees upfront before you commit to anything. Our obligation is to act in your best interests, which is a legal requirement under Australian credit law. If there are any situations where a fee may apply, we will discuss this with you clearly and openly before any work begins, so there are no surprises along the way.

Can Mprove Finance help if I have had credit issues in the past?

Having a less-than-perfect credit history does not automatically mean you are out of options. There are lenders on our panel who specialise in working with clients who have had credit challenges in the past, such as defaults, late payments, or previous bankruptcies. At Mprove Finance, we take the time to understand your full situation before exploring what may be available to you. We will always be honest with you about your options and what is realistic given your circumstances. We do not make promises about outcomes, but we do commit to doing the work to find out what is possible and presenting you with a clear picture of your choices.

Why should I use a mortgage broker instead of going directly to my bank?

When you go directly to a bank, you are only seeing what that one lender has to offer. A mortgage broker like Mprove Finance has access to a wide panel of lenders, which means we can look across multiple options to find one that suits your specific situation. We also understand how different lenders assess applications, which can be valuable when it comes to putting your application together in the strongest possible way. Beyond that, we handle the communication and paperwork on your behalf, saving you considerable time and effort. Our job is to work for you, not for the lender, and that focus on your needs is what sets the broker experience apart.

What documents will I need to apply for a home loan?

While the exact documents required can vary depending on your situation and the lender, there are some common items you will typically need to have ready. These usually include proof of identity such as a passport or driver's licence, recent payslips or tax returns if you are self-employed, bank statements, details of any existing debts or liabilities, and information about the property you are looking to purchase. At Mprove Finance, we will walk you through exactly what is needed for your specific application so you are not left guessing. Being well-prepared with your documents upfront can help avoid unnecessary delays in the process.

What types of loans can Mprove Finance help with?

Mprove Finance works across a broad range of lending needs. Whether you are looking to purchase your first home, refinance an existing loan, invest in property, or access finance for a vehicle or business purpose, we can help you explore your options. We work with a wide panel of lenders including major banks, credit unions, and specialist lenders, which means we can look at solutions that suit a variety of circumstances. Every client's situation is different, so we take the time to understand what you are trying to achieve before recommending any particular direction. Our goal is to match you with a loan structure that genuinely fits your needs.

What does a mortgage broker actually do?

A mortgage broker acts as the go-between for you and a range of lenders. Rather than you having to approach each bank or lender individually, a broker does that legwork on your behalf. At Mprove Finance, we assess your situation, help you understand your options, and work with our panel of lenders to find a loan structure that suits your needs and goals. We handle the paperwork, communicate with lenders, and guide you through each step of the process from your initial enquiry right through to settlement. Our role is to make the whole experience as clear and straightforward as possible, so you always know where things stand.

How long does the home loan process take?

The timeline for a home loan can vary depending on a number of factors, including the lender you go with, the complexity of your application, and how quickly all the required documents can be gathered. Generally speaking, getting pre-approval can take anywhere from a few days to a couple of weeks, while full loan approval after finding a property can take a similar amount of time. At Mprove Finance, we work to keep things moving as efficiently as possible by staying on top of your application and communicating with lenders on your behalf. We will always keep you informed so you have a clear picture of where things are at.

What is the difference between pre-approval and full loan approval?

Pre-approval, sometimes called conditional approval, is an indication from a lender that they are willing to lend you up to a certain amount, subject to conditions being met. It is a useful step when you are searching for a property because it gives you a clearer idea of your borrowing capacity and shows sellers you are a serious buyer. Full approval, on the other hand, happens once you have found a property and the lender has assessed all the details including a valuation of the property. At Mprove Finance, we can help you understand what each stage means for your situation and what to expect as you move through the process.
